End of tenancy cleaning in Ilford – inventory-led checklist - Cleaning Ilford

End of Tenancy Cleaning in Ilford (IG)

You’ve got a key handover date, an inventory clerk booked and a flat that still needs emptying, and the clean is the last thing between you and moving on. Our end of tenancy cleaning in Ilford covers flats, terraces and family homes across IG. We work room by room to a checklist built from your inventory or your agent’s cleaning requirements, so the time goes on the things a check-out report looks at. Send us a few photos and your inventory, or give us a call, and we’ll come back with a quote.

What gets cleaned in a move-out clean

A move out clean goes into the corners a weekly tidy never reaches. The property should be empty, or close to it, so we can clean inside cupboards, behind doors and along skirting boards that furniture has hidden for years.

Kitchen

  • Inside and outside of all cupboards, drawers and shelves, including crumbs in the corners and sticky residue on shelf edges
  • Worktops, splashbacks, tiles and grout lines behind the hob
  • Sink, taps and draining board, descaled where hard water has left a white crust
  • Hob surface, control knobs and the extractor hood exterior, with grease cleared from the canopy
  • Fridge and freezer inside and out, once they’ve been emptied and defrosted
  • Outside of the oven, washing machine and dishwasher, plus door seals and the detergent drawer

Bathrooms

  • Limescale on shower screens, taps, shower heads and tiles
  • Toilet inside and out, including the base and hinges, where grime collects
  • Bath, basin, plugholes and overflows
  • Mirrors, cabinets, extractor fan grilles and the floor behind the toilet

Bedrooms, living areas and hallways

  • Skirting boards, door frames, door handles and light switches
  • Inside built-in wardrobes and on top of them
  • Interior window glass, frames and sills, with dust and dead insects lifted from the tracks
  • Radiators, wiped down, with the gaps cleared where we can reach
  • Floors vacuumed and hard floors mopped, finishing at the front door

That’s the core. The checklist we agree with you is adjusted to the inventory, so if your agent has flagged something specific, it goes on the list. You can see the general standard on our room-by-room cleaning checklist.

Extras that need agreeing separately

Some tasks take specialist equipment or a lot of extra time, so we quote them on their own rather than folding them into the standard clean:

  • Oven interiors. A properly cleaned oven means removing the racks and trays and soaking them, then working on the carbon. Many inventories mark ovens closely, so it’s often worth adding professional oven cleaning.
  • Carpets. Vacuuming is included. Hot water extraction for carpets isn’t, and some tenancy agreements ask for it in writing. See our carpet cleaning service.
  • External windows, high-level glass and anything needing ladders.
  • Upholstery and mattresses in furnished lets.
  • Balconies, patios and gardens.

Cleaning can’t fix everything. Black mould that keeps returning on a bedroom wall usually points to condensation or damp, which the landlord needs to deal with. Burns in a worktop, scratched laminate, faded paintwork and old stains that have set into a carpet are wear or damage, not dirt. We’ll do what’s safe for the surface and let you know honestly if something won’t come up, so it doesn’t catch you out at the check-out.

How a tenancy handover clean works

  1. Send us the details. Tell us the number of bedrooms and bathrooms, whether it’s furnished, and your handover date. Photos of the kitchen, bathroom and any problem areas help us price it properly. If you have the check-in inventory or the agent’s cleaning list, send that too.
  2. We agree the checklist and the quote. You’ll know the scope, the price and any extras before we start. No surprises on the day.
  3. We sort out access. Let us know if you’ll be there, or if you’re leaving keys with a neighbour, a key safe or the agent. Tell us about parking and whether the flat is up several flights with no lift.
  4. We clean. We bring the products and equipment. We work from top to bottom, so dust from shelves and frames doesn’t land on floors that have already been done.
  5. We check against the list. Before we leave, we go back through the agreed tasks room by room.

What you need to do: get your belongings out, empty and defrost the fridge, and make sure the electricity and water are still on. Cleaning a kitchen by torchlight with no hot water isn’t a good end to anyone’s tenancy.

What changes the price

We price each end of tenancy clean on the property in front of us. The main factors are:

  • Size. The number of bedrooms, bathrooms and reception rooms.
  • Condition. A flat that was cleaned regularly is a very different job from one with years of grease on the extractor and limescale built up on the shower screen.
  • Furnished or unfurnished. Furniture means more surfaces to clean and more to work around.
  • Extras. Oven, carpets, upholstery and windows.
  • Access. Stairs with no lift, restricted parking and tight time windows all affect how we plan the day.

There’s more on how we put quotes together on our pricing page.

Ilford flats, terraces and timing

Plenty of rented homes in Ilford are flats above shops on busy roads, conversions in older terraced houses, or purpose-built blocks near the station. Each has its practical points:

  • Parking. Some streets near the town centre have controlled parking. Let us know if there’s a bay, a permit or a nearby car park we should use.
  • Communal doors and lifts. Tell us the entry codes and whether the building has rules about when you can move in or out.
  • Hard water. Limescale builds up quickly in bathrooms and kettles locally. Taps, shower screens and toilet bowls usually need proper descaling rather than a quick wipe.
  • Timing with the move. Book the clean for after your removal van has gone. If carpet cleaning is included, leave drying time before the inventory check. Wet carpets get walked on, and footprints show.

Leave a gap between the clean and the check-out appointment wherever you can. It gives you time to walk round yourself, and time for us to put anything right if something in scope was missed.

Doing it properly, surface by surface

Rented properties often have mixed finishes, and the wrong product can do more damage than the dirt did:

  • Separate cloths. Bathroom cloths never go near the kitchen, and toilet cloths are kept apart from everything else.
  • The right product for the material. Acidic descalers are fine on chrome taps but etch natural stone and some marble-effect worktops. Abrasive pads scratch acrylic baths and stainless steel. Where we’re unsure about a surface, we test a small hidden patch first.
  • Following product instructions. Dwell times on degreasers and descalers are there for a reason, and kitchen surfaces are rinsed so they’re safe for the next tenant to prepare food on.
  • Eco-friendly products are available on request. Just tell us beforehand, and we’ll check they suit the surfaces in the property.

Let us know about delicate fittings, allergies or any products the landlord has asked us to avoid.

Why tenants and landlords book us

The difference is in how the job is organised. We read the inventory before we arrive, we agree the list with you in writing, and we finish with a check against it rather than a quick look round. Our cleaners are vetted and insured, and we bring everything with us. Landlords and agents in Ilford use the same process between lets, so the property is ready to photograph and show.

End of tenancy cleaning FAQs

Do you clean to an inventory checklist?

Yes. Send us the check-in inventory or the agent’s cleaning requirements, and we’ll build the room-by-room checklist from it. Where the inventory notes something as dirty at check-in, we’ll talk you through what’s reasonable to expect.

How long does an end of tenancy clean take?

It depends on the property’s size, its condition and whether extras like ovens or carpets are included. A small, well-kept flat takes far less time than a family house with a heavily used kitchen. We’ll give you a time estimate with the quote, so you can plan around key returns and your removal day.

Is it a fixed price?

The price is agreed upfront, before any work starts, based on the checklist and the photos or details you’ve sent. If you add tasks on the day, we’ll agree those with you first.

What’s your guarantee and re-clean policy?

We check our work against the agreed tasks before we leave. If something within that scope has been missed, contact us promptly and we’ll arrange to put it right. We’ll confirm re-clean eligibility and the reporting window when you book. We can’t guarantee a deposit return or an inventory pass, because those also depend on wear, damage and the landlord’s judgement.

Do I need to be there?

No. Plenty of tenants have already moved out by the time we arrive. We’ll agree key collection and return with you, whether that’s through you, a key safe or your agent.

Can you get rid of carpet stains and mould?

Sometimes, but not always. Fresh marks often lift with carpet extraction, while old set-in stains may not. Surface mould can be cleaned off, but if it keeps coming back, it’s a damp or ventilation problem for the landlord. We’ll tell you honestly what to expect before we start.

Do you cover the whole IG area?

Yes. We cover Ilford and the surrounding IG postcodes. Tell us the address when you get in touch and we’ll confirm the timing.

Get your move-out clean booked

Send us your handover date, a few photos and your inventory, and we’ll put together a checklist and a quote that matches what your agent will be looking for. Bookings depend on availability, so the earlier you get in touch before your key return, the more choice of dates you’ll have.
