Sparkle clean in Ilford – show home finish for handover - Cleaning Ilford

Sparkle Clean in Ilford (IG)

A sparkle clean is the last clean before anyone important walks through the door: the buyer, the tenant, the client or the estate agent’s photographer. We provide sparkle clean services in Ilford and across IG for developers, landlords, builders and homeowners who need a finished property to look like nobody has worked in it. We pick up where the trades leave off. That means the settled dust, the smeared glass and the fingerprints on brand-new chrome are gone before your handover or viewing.

Send us a few photos and your handover date, and we’ll come back with a free, no-obligation quote. Call 020 4652 5129 or email us.

Builders’ clean or sparkle clean: which one do you need?

They’re two separate stages, and booking the wrong one is the most common way people pay for a clean that doesn’t suit the job.

  • Builders’ clean: This removes heavy debris, plaster splashes, cement residue, packaging and the thick layer of dust left after the work. It’s the first pass. See our after builders cleaning service.
  • Sparkle clean: This is the detailed final finish once the property is clean of construction mess. It removes the fine dust that settles afterwards, polishes glazing and fixtures, and leaves the property at show home standard.

On larger refurbishments and new builds, you’ll often need both, a few days apart. On a small job, such as a bathroom refit in an otherwise clean flat, a single thorough final builders’ clean can be enough. Tell us what’s been done and we’ll tell you honestly which suits.

What a sparkle clean covers

We work to an agreed room-by-room checklist, so you know exactly what’s in scope before we arrive. A typical post-construction handover clean includes the following.

Glazing, frames and fixtures

  • Inside glass polished streak-free, including the edges where sealant and fingerprints collect
  • uPVC, aluminium and timber frames wiped, with tracks and drainage channels vacuumed out
  • Leftover protective film and manufacturer stickers removed, along with any adhesive residue where the surface allows
  • Door handles, hinges, letterboxes and lock plates polished
  • Light switches, sockets and spotlight surrounds wiped. Fine dust loves these.

Kitchens

  • Inside and outside of every cupboard and drawer, where sanding dust settles on the shelves
  • Worktops cleaned with a product suited to the material, whether that’s quartz, laminate, timber or granite
  • Stainless steel splashbacks, hoods and appliances polished along the grain
  • New appliance interiors wiped out, with packaging and loose instruction leaflets gathered in one place
  • Sink, taps and plughole polished

Bathrooms

  • Shower screens and mirrors polished, with light grout haze and water marks removed
  • Sanitaryware, taps, shower heads and towel rails polished
  • Tiles wiped down, plus a check of silicone lines for smears

Throughout the property

  • High and low dusting: tops of door frames, architraves, skirting boards, picture rails and window sills
  • Radiators, including between the fins where we can reach
  • Internal doors wiped on both faces and all edges
  • Thorough vacuuming with filtered vacuums, followed by floors mopped with a product suited to the finish
  • Stairs, banisters and spindles detailed

Why fine dust needs more than one pass

Fine construction dust doesn’t stay where it lands. Sanding and cutting leave particles in the air that settle for hours afterwards. Every time a door opens or the heating comes on, more comes down onto surfaces you’ve already cleaned.

That’s why we work from the top of each room down. We vacuum before we wipe, because wiping first just turns dust into a paste that streaks. On new builds we’ll often suggest leaving a gap after the last trade has finished, so the property has time to settle before the final clean. If trades are still going in and out on the day, the finish won’t last, so it’s worth planning the sparkle clean as the very last job before handover.

Extras, limits and when cleaning isn’t the answer

Some tasks need agreeing separately, because they take different equipment, time or access:

  • External windows, especially above ground floor (see our window cleaning service)
  • High-level work above normal ladder height, such as atriums, double-height hallways and skylights
  • Carpet extraction cleaning, if new carpets have been walked on during the works
  • Heavy paint overspray, cement or tile adhesive left on glass or floors. This is builders’ clean territory, and we’ll quote for it if needed.

There are also things cleaning won’t fix. Scratched glass, chipped worktops, etched stone, damaged paintwork and faulty sealant are snagging issues for your contractor. If we spot anything like that during the clean, we’ll point it out so you can raise it before handover. We won’t touch suspected hazardous materials, and damp patches or efflorescence on new plaster need the builder, not a cleaner.

Paint spots on glass need care. Some modern and toughened glass scratches easily under a blade, so we check the glass type and use the gentlest suitable method. If a mark won’t shift safely, we’ll leave it and tell you.

How it works

  1. Tell us about the job. Send photos, the number of rooms, what work has been done and your handover or viewing date. Larger developments or commercial units may need a quick walkthrough.
  2. We agree the checklist and price. You’ll get a clear scope and a price agreed upfront, with any extras listed separately.
  3. We arrange access. We’ll agree keys, site access, lockbox codes or meeting a site manager, plus parking and whether power and water will be on. We need both.
  4. We clean. We bring all supplies and equipment, including filtered vacuums, microfibre cloths and floor-appropriate products.
  5. We do a final check. We walk the property against the agreed checklist before we leave. If something in scope has been missed, contact us promptly and we’ll arrange to put it right. We’ll confirm the reporting window when you book.

What you’ll need to prepare: make sure trades have finished and removed their tools and waste, power and water are connected, and any furniture for staging is either in place or clearly not arriving until afterwards.

What affects the price of a sparkle clean

Every property is quoted individually. The main factors are:

  • Size and layout: a one-bed flat conversion versus a four-bed new build with three bathrooms
  • Condition: whether a builders’ clean has already been done or there’s still heavy residue
  • Amount of glazing: bi-folds, roof lanterns and floor-to-ceiling windows take time to polish properly
  • Number of kitchens and bathrooms: these are the most detailed rooms
  • Extras: external windows, high-level work or carpet cleaning
  • Access and timing: parking near the property in Ilford, stairs with no lift, or a tight window before a viewing

You’ll find more on how we put quotes together on our pricing page. Photos are the quickest way to get an accurate figure.

Working around sites, sales and tenancies in Ilford

A lot of sparkle cleans across IG are in converted houses split into flats, loft and extension projects in terraced homes, and refitted shop units and offices. A few practical points come up again and again:

  • Parking: many residential streets around Ilford have controlled parking. Let us know if there’s a permit, a driveway or a site space we can use, because we’re carrying equipment.
  • Shared entrances: in flat conversions, communal stairs often take a battering during works. Tell us if you’d like the hallway included.
  • Occupied buildings: if other flats or businesses are in use, we’ll keep noise and equipment tidy and agree arrival times.
  • Commercial units: for shopfitting and office refits, we can usually work around opening dates and other contractors, subject to availability.

Getting the surfaces right

New finishes are easy to damage on day one. We check every material before we use a product on it.

  • Natural stone, such as marble and limestone, gets pH-neutral products only. Nothing acidic goes near it.
  • Engineered wood and LVT get a lightly damp mop, never a wet one.
  • Stainless steel and brushed brass are polished with the grain to avoid swirl marks.
  • Matt and handleless kitchen doors are cleaned with gentle cloths, as some show marks under abrasive pads.
  • Bathroom and kitchen cloths are kept separate and colour-coded.

If you have product guidance from the manufacturer or developer, pass it on and we’ll follow it. Eco-friendly products are available on request, checked for suitability on each surface.

Sparkle clean FAQs

How long does a sparkle clean take? It depends on size and glazing. A small flat can often be done in a single visit by one or two cleaners, while a larger house or commercial unit takes a team most of a day or longer. We’ll give you an estimate with your quote.

Can you do the clean on the same day as handover? Sometimes, but we don’t recommend it. A day or two’s gap lets you walk round, spot any snags and get them fixed before the final clean.

Do you remove stickers and protective film? Yes, from windows, appliances and fittings, including adhesive residue where the surface can take it safely.

Will you clean inside new appliances? Yes, we wipe out the interiors of new ovens, fridges, dishwashers and washing machines as standard on a sparkle clean.

Is a sparkle clean suitable for estate agent photos? Yes. A show home standard clean before photography makes a real difference to how glass, taps and worktops look on camera.

Do I need to be there? No. Many clients leave keys with a site manager or use a lockbox. We’ll agree access in advance and let you know when we’re finished.

What if the builders haven’t cleared up? We’ll tell you before we start. Heavy debris and waste removal are part of a builders’ clean, so we’ll either quote for that stage too or arrange a date once the site is clear.
