Communal area cleaning in Ilford – blocks, HMOs, stairwells - Cleaning Ilford

Communal Area Cleaning in Ilford (IG)

Shared hallways get tracked mud from the street. Bin stores start to smell by midweek. Nobody in the building feels it’s their job to wipe the handprints off the entrance door. Our communal area cleaning in Ilford is for managing agents, freeholders, residents’ associations and HMO landlords who need shared spaces kept clean on a dependable schedule. We cover blocks, conversions and HMOs across IG. Each building gets its own checklist, so the stairwell, lift and bin store receive the attention they actually need.

What we clean on a routine communal visit

A regular visit covers the areas every resident walks through. We agree the list for your building before the first clean, and each visit follows that list.

Entrances and lobbies

  • Entrance door glass, inside and out at reachable height, including the fingerprints around the handle and push plate
  • Door entry panels, letterbox banks and post shelves
  • Matwells and entrance mats, vacuumed and shaken out where they lift
  • Hard floors swept and mopped, carpeted lobbies vacuumed
  • Light switches, timer buttons and handrails wiped

Stairwells and hallways

Stairwell cleaning in a block takes longer than most people expect. Grit collects in the back corner of each tread and along the nosings, so we vacuum or sweep those properly before mopping, rather than pushing dirt into the edges.

  • Stairs and landings vacuumed or mopped to suit the floor
  • Banisters, spindles and handrails wiped down
  • Skirting boards, window sills and radiator tops dusted
  • Flat front doors and door frames wiped of marks, without touching residents’ own fittings
  • Cobwebs removed at reachable height

Lifts

  • Lift car floor vacuumed or mopped, with special attention to the door track where grit gathers
  • Mirrors and stainless steel panels cleaned with a product suited to the finish, so they don’t streak or go cloudy
  • Call buttons and the internal button panel wiped

Bin stores and refuse areas

Bin stores are often the first thing residents complain about. We sweep out the area, clear loose rubbish from around the bins, remove spills from the floor and wipe the door and handles. Washing bins themselves or pressure washing the store floor is a separate task, and we’ll quote for it if it’s needed.

Weekly, fortnightly or monthly: choosing a schedule

The right frequency depends on how many people use the building and how much the entrance takes in from outside.

  • Weekly suits most purpose-built blocks, busy HMOs and any building with a lift. It keeps on top of footfall before marks become stains.
  • Fortnightly often works for smaller conversions with four to six flats and no lift.
  • Monthly generally only works for very quiet buildings, or as a top-up alongside residents who look after things themselves.

Many Ilford buildings are Victorian and Edwardian houses converted into flats. These usually have narrow stairs and a single shared entrance, and wet weather causes them problems quickly. A weekly visit through autumn and winter, then fortnightly in summer, is a sensible arrangement that we’re happy to discuss.

HMO communal cleaning

HMOs often include shared kitchens and bathrooms as well as hallways, which makes the job a little different. On an agreed HMO visit we can cover:

  • Shared kitchen worktops, hob tops, sink and taps, the outside of appliances and the microwave inside
  • Kitchen floors, with attention to the area under the kickboards where crumbs collect
  • Shared bathrooms: toilet, basin, bath or shower, limescale on screens and taps, and floors
  • Hallways, stairs and landings as above

We don’t clean inside residents’ private rooms, and we don’t clear personal belongings from shared spaces. If cupboards or worktops are covered in tenants’ items, we clean around them and tell you, so you can raise it with the household.

Extras that need separate agreement

Some jobs fall outside a routine visit. We’re glad to do them, but they’re quoted separately:

  • Deep cleans for a neglected building or before a new management contract starts
  • Hot water extraction for communal carpets through our carpet cleaning service
  • External glazing, high-level windows and stairwell skylights, arranged through our window cleaning team
  • Bin washing and pressure washing of bin stores, paths or forecourts
  • Removing graffiti, chewing gum or heavy staining from paving

When cleaning isn’t the answer

Some problems need a different trade. Black mould returning on a stairwell wall usually points to damp or poor ventilation. Wiping it off won’t fix the cause. We won’t handle needles, drug paraphernalia, bodily fluids beyond normal cleaning, suspected asbestos or pest infestations. Worn carpets, cracked tiles and scuffed paintwork may look a bit better after a clean, but they won’t look new. Where we spot something like this, we’ll report it to you rather than leave it unmentioned.

How it works

  1. Tell us about the building. Send the address, number of floors and flats, the floor types, whether there’s a lift, and details of bin store access. Photos help. For larger blocks we may suggest a walkthrough.
  2. We agree a checklist and quote. You’ll get a written scope for each area, along with the visit frequency and the price. All of this is agreed before any work starts.
  3. We set up access. We arrange how we’ll get in, whether that’s a key, fob, key safe code or a concierge. We also agree where the cleaner can fill a mop bucket, because many blocks have no cleaner’s cupboard or outside tap.
  4. We clean to the list. Our vetted, insured cleaners bring their own supplies and equipment unless we’ve agreed otherwise.
  5. We check before leaving. Each visit ends with a check against the agreed tasks. If something in scope has been missed, let us know promptly and we’ll arrange to put it right.

Visit records, reports and photos for managers

Managing agents often need evidence that the cleaning took place, particularly when residents are paying for it through a service charge. We can agree the records you’d like when you book. Options include a visit log in the building, a short note after each clean, or photos of key areas such as the entrance and bin store. Let us know what format suits your reporting, and we’ll confirm what we can provide for your building.

These reports are also useful for flagging issues. A broken light on the second landing, a fire door propped open or fly-tipping by the bins are worth hearing about from the people who are in the building every week.

What changes the price

We don’t quote a single rate for every building, because no two buildings are alike. The price depends on:

  • Size and layout: number of floors, flats, stairwells and lifts
  • Condition: a first clean after months of neglect takes longer than routine upkeep
  • Task list: for example, whether shared kitchens, bin stores or internal glazing are included
  • Frequency: regular visits are planned differently from one-off cleans
  • Specialist methods: carpet extraction, pressure washing or high-level access
  • Access: parking, how easily we can collect keys, and where we can get water

Our pricing page explains how we build a quote. For your building specifically, request a free quote and we’ll come back with an agreed price.

Working in occupied buildings

Communal cleaning happens while people live there, and we organise it around that.

  • Timing: we agree a visit window that avoids the morning rush on the stairs where possible.
  • Wet floors: we put out wet floor signs and mop one section of the stairs at a time, so residents always have a dry route through.
  • Parking: many streets near the Ilford town centre have controlled parking. We’ll check the restrictions with you when we plan the visit.
  • Pets and residents: we don’t knock on doors or enter flats. If a resident has a question, we pass it on to you.
  • Security: we keep keys and fob codes secure and close entrance doors behind us. We don’t wedge fire doors open, even briefly.

Doing it properly

Shared surfaces get heavy use, so the products and methods we choose matter.

  • Matching products to surfaces: we match products to materials such as stainless lift panels, polished stone or laminate. Where we’re unsure, we test on a small, out-of-sight patch first.
  • Separate cloths: in HMOs, bathroom and kitchen cloths are kept separate and colour-coded, so a toilet cloth never ends up near a worktop.
  • Following instructions: we follow product instructions and dilution rates, which matters on floors where too much detergent leaves a sticky film that attracts dirt.
  • Leaving floors safe: stair floors are left as dry as we can practically get them, never slick with residue.
  • Eco-friendly products: these are available on request, and we check their suitability for each surface.

Frequently asked questions

Do you clean HMOs as well as purpose-built blocks?

Yes. We clean HMOs, converted houses and purpose-built blocks of flats across IG. For HMOs we can include shared kitchens and bathrooms alongside the hallways.

Do residents need to be home?

No. Once access is agreed with the manager or landlord, we clean the shared areas without needing anyone present.

Can you provide photos after each visit?

Usually, yes. Tell us what records you need when you book. That might be photos, a visit log or a short note. We’ll confirm what we can provide for your building.

Are external windows included?

Not in a routine visit. Internal glazing at reachable height is included. External and high-level windows are quoted separately.

Can you clear rubbish dumped by the bins?

We tidy loose rubbish and sweep the bin store. Bulky items, furniture and fly-tipping need a licensed waste carrier, though we’ll report them to you so you can arrange removal.

What if the building hasn’t been cleaned for months?

We’ll usually recommend a one-off deep clean first, then a regular schedule. The building is much easier to keep clean once that first heavy clean is done.

Can you start at short notice?

Sometimes. It depends on availability in Ilford that week. Get in touch and we’ll tell you honestly when we can start.
